Earlier this year, an opulent 14-bedroom villa in France which once belonged to King Leopold II of Belgium made headlines for possibly being the most expensive home in the world, thanks to the fact that it was up for sale for a cool $410 million. But at $446 million, this Hong Kong mansion has The Villa Les Cedres in Saint-Jean-Cap-Ferrat totally beat.
Surprisingly, the house is pretty modest, sitting on only 16,330 square-feet of land. With a swimming pool, a two-car garage, four bedrooms, and four bathrooms, it’s not that different from an average family home in LA.
So why the outrageous asking price?
Everyone knows that the real estate in Hong Kong is insane (though, surprisingly, it only made fourth place in a recent ranking of the cities with the most expensive rent in the world). So the reason the house is so expensive is location, location, location. It’s located in an upscale neighborhood called The Peak, which means that someone buying the house would be more interested in its prestigious address than the residence itself.
“It’s more about the land it’s on than the house itself,” Lawrence Brown, a senior consultant at Executive Homes Hong Kong Ltd, told Bloomberg. “The house is quite old. If they are going to pay that much, they would probably knock it down or put another nicer house.”

The Living Room
Built in 1991, the house still features some hideous ’90s decor that even the previous owners couldn’t be bothered to bring with them.
That carpeting just screams “here’s a rec room where you can spend hours playing Mario Kart!”
