Have you ever been driving around and, all of a sudden, you stumble on a neighborhood made up of mansions, acres of perfectly manicured lawns, and maybe a six-figure car or two? As opposed to zip codes or cities, it's often smaller enclaves that have some of the biggest displays of wealth. This is why researchers at CashNetUSA analyzed Zillow real estate listings across the U.S. to uncover the most expensive neighborhoods in the country.
"The value of a home due to its presence in a particular neighborhood is a complex calculation of position, crime rates, school results, home sizes, amenities and the je ne sais quoi of desirability that changes with the times," they explain in their report.
To arrive at their findings, the researchers first examined real estate listing data to find high-value neighborhoods and then calculated the average home price of each. In addition to revealing the priciest neighborhood in every state, they also broke down the 10 most expensive neighborhoods in five major U.S. cities and the most expensive overall. So, where are houses selling for upwards of $30 million? Read on to find out.

Alabama

Average house price: $1,758,360
This historic Birmingham suburb is home to the Birmingham Zoo, the Birmingham Botanical Gardens, and a wealth of upscale shopping and dining.
Alaska

Average house price: $930,569
Kodiak is an affluent neighborhood on Alaska's Kodiak Island, which is located off the southern peninsula of the state, not far from Anchorage airport. The entire island has only 13,000 residents, reports Realtor.com.
According to Travel Alaska, it's the largest town on the island and is known for having the state's largest fishing fleet.
"Kodiak is a great basecamp for tours and recreation adventures throughout the island, with a variety of lodging options, restaurants, visitor services, fishing charters, and tour operators," they say.
To share a sense of the real estate in Kodiak, the state's most expensive home hit the market in 2021, asking just shy of $4 million, shared Realtor.com.
"The house sits on a cliff and offers private beach access on Chiniak Bay, known for its wildlife, including whales, seals, otters, birds, and fish," they wrote. The timber-frame home also comes with 30 acres of land.
Arkansas

Average house price: $1,002,782
As the name suggests, this Arkansas neighborhood is famous for its many hot springs, several of which are located within Hot Springs National Park.
In Feb. 2023, a Hot Springs home on Lake Hamilton hit the market for $2.9 million, as Kicker 102.5 reported. At nearly 10,000 square feet, it had a pool, two boat slips, and a 10-seat home theater.
Though much more modest in size, former President Bill Clinton'schildhood home is also located in Hot Springs.
Arizona

Average house price: $8,566,589
With its luxury golf courses, high-end shopping, and wealth of spas, it's no wonder that Scottsdale is one of Arizona's ritziest cities. And coming in as the state's priciest neighborhood is the Scottsdale suburb of DC Ranch.
Best known for its luxurious country club, DC Ranch is a master-planned (read: exclusive) community that borders the McDowell Sonoran Preserve, a protected desert habitat.
California

Average house price: $22,771,957
Matt Pelkey, senior lead content strategist at CashNetUSA, said the state of California stuck out to researchers the most.
"Many of the neighborhoods failed to surprise us as they had already established a reputation for their real estate prices," he tells Best Life. "However, we anticipated a stronger presence of California neighborhoods within the top 10, given the state's renowned status in the realm of high-priced properties."
However, Beverly Hills Gateway, the neighborhood tucked in between the Beverly Hills Flats and Beverly Crest, has an average home price of just under $23 million, the fourth-priciest in the nation.
"An eight-figure sum is usually required to buy real estate here, and in 2020, Jeff Bezospaid $165m for Jack Warner’s estate — one of the original homes from the Golden Age of Hollywood," says the report.
Two other California neighborhoods also made the top 10: Bel Air at number seven with an average house price of $18,581,775 (it's also the priciest part of Los Angeles), and Trousdale Estates, another section of Beverly Hills, at number 10 with an average house price of nearly $16 million.
Trousdale Estates "was developed in the 1950s and was the residence of Elvis Presley, Frank Sinatra, Howard Hughes and Dean Martin in its early days," explains the report. "Uber co-founder Garrett Camp broke the area’s property record by purchasing a $72.5m home in 2019."
Colorado

Average house price: $23,568,750
Snowmass, Colorado is the third-priciest neighborhood in the U.S. And though $23.6 million is quite the average, it's still 40 percent lower than the number-one spot in Florida (more on that to come).
Snowmass is part of the larger Snowmass/Aspen ski area and is the largest mountain of the four that make up this complex.
"Ironically, Colorado’s Snowmass is touted as an affordable Aspen alternative to neighboring ‘Billionaire Mountain,'" the report notes.
"While the local market is dominated by luxury condos and ski chalets, Russian oligarch Roman Abramovich purchased two properties in Snowmass in 2008, including a 14,000-square-foot mansion for $36.5m," they add.
Connecticut

Average house price: $4,078,905
Part of the tri-state area, Southwestern Connecticut makes commuting to New York City easy. Or, if you're lucky enough to work in nearby Stamford, it's just a short drive.
But a neighborhood like Old Greenwich offers the best of both worlds, with charming suburban streets along the Long Island Sound waterfront.
As Patch reported at the time, according to Forbes' 2021 World's Billionaires List, 12 billionaires called Greenwich home. Leading the pack was hedge fund magnate Ray Dalio (worth 20.3 billion), while others included wrestling mogul Vince McMahon and hedge funder/New York Mets owner Steve Cohen.
Delaware

Bethany Beach, Delaware is a famous beach destination, known for its boardwalk and proximity to both Delaware Seashore State Park and Fenwick Island State Park. The priciest homes are those located right on the beachfront.
Florida

Taking the number-one spot in the U.S. is the neighborhood of Manalapan in Palm Beach County, Florida. What's interesting about this Atlantic Ocean enclave is that it actually sits on two separate land areas straddling the Intracoastal Waterway—so there's twice the opportunity for waterfront property.
Manalapan has long been home to many celebrities and billionaires, including former residents Billy Joel, Don King, and tech entrepreneur Jim Clark.
In June 2002, Clark sold his 22-acre estate (complete with 34 bathrooms, an 18-hole miniature golf course, and 1,200 feet of beach frontage) to Oracle founder Larry Ellison for $173 million—the priciest home sale ever in the state, reported USA Today.
But it's not just Manalapan that's attracting the ultra-rich: "Four of America’s 10 most expensive neighborhoods are in Florida," says CashNetUSA, and they're all in the southern part of the state.
Coming in at number two is Palm Island with an average house price of $27.6 million. This man-made island "is conveniently located between Downtown Miami and South Beach," explains MiamiRealEstate.com. "Gorgeous views abound as the island is surrounded by Biscayne Bay and offers views of the Downtown Miami skyline, Miami Beach, and the cruise ships moored at the Port of Miami."
Port Royal, the most exclusive neighborhood in Naples on the Gulf Coast, comes in at number five, with an average house price of $22 million.
"Despite damage to the area from Hurricane Ian, the area’s housing boom looks set to continue," says the report. "Two luxury properties sold in the area for $36m and $17.5m, respectively, among the state’s most expensive real estate deals in 2022."
And finally, Golden Beach near Miami is the sixth-priciest neighborhood in the U.S. with houses averaging $18.7 million.
"The area is home to Bill Gates, Paul Newman and Tommy Hilfiger, among others," according to the report. "In 2022, tech billionaire Phillip Ragon bought three properties in the area for a combined $93m."
Of course, Florida's warm climate and beautiful beaches make it a desirable place to live. But Pelkey notes that the state's economy is also growing faster than the national average.

Georgia
Golden Isles Convention and Visitors BureauTown: Sea Island
Average house price: $5,632,636
Georgia's Golden Isles—a group of private barrier islands made up of St. Simons Island, Sea Island, Jekyll Island, and Little St. Simons Island—are some of the most exclusive places you can vacation or live in the state.
But besting its fellow isles is Sea Island, which is ranked the most expensive neighborhood in Georgia. It features two incredibly posh resorts—Cloister on Sea Island and The Lodge at Sea Island—and the Sea Island Golf Club, where the PGA TOUR’s RSM Classic is held, according to the Golden Isles Convention and Visitors Bureau.
With all of these amenities, Sea Island's private homes are limited, which is why they're so sought-after and pricey. Some of the most swoon-worthy properties can be found in the gated communities of Ocean Forest and Black Banks River Residences.
Hawaii

Kapalua is located on the south side of Maui, and to say it's a picturesque location would be an understatement.
"Nestled between the shore of the sparkling blue Pacific Ocean and the vibrant green West Maui Mountains, homes for sale in Kapalua are among some of the most coveted in all of Hawaii," says Maui Elite Property.
"Residents of the Kapalua Resort communities enjoy close access to some of the most popular fine sand beaches in Maui," they add. This includes Kapalua Bay, renowned for snorkeling, D.T. Flemings Beach, a popular winter surf spot, and Oneloa Bay, great for swimming and sunbathing.
Other draws to this affluent neighborhood are its golf courses, hiking trails, and five gated residential communities.
Idaho

Ketchum, Idaho may ring a bell, as it's home to the Sun Valley Resort, surrounded by five mountain ranges.
"Ketchum, Idaho offers visitors a different kind of mountain town experience complete with scenic views, culinary delights, and fewer crowds," Ray Gadd, director of marketing and PR at Visit Sun Valley, previously told Best Life.
Of course the neighborhood's proximity to the resort drives up prices. "Ketchum is also more remote, with a limited labor supply and limited room for future development," explains Stephanie Reed Real Estate. "These factors all help drive the cost of living up."
Illinois

Average house price: $3,078,442
Glencoe, Illinois is part of the greater Chicago metropolitan area. The charming, historic suburb is just 20 miles north of the city center and is bordered by Lake Michigan. It's home to the Chicago Botanical Garden, beautiful beaches, and several Frank Lloyd Wright-designed homes.
To put Glencoe's average house price in perspective, the priciest neighborhood in the city of Chicago is the New Eastside with an average of $1.7 million, according to the CashNet USA report.
Indiana

What's the big draw to this Indiana neighborhood?
"The two beautiful lakes of Syracuse Lake and Lake Wawasee are connected by a channel providing this quintessential lake town a lake life that is front and center all year long," shares Visit Kosciusko County. And, naturally, it's the lake-front estates that command the highest prices.
Iowa

Average house price: $726,325
A suburb of Des Moines, Cumming, Iowa is the second-to-last neighborhood on this list. However, despite its relatively lower average house price, it's still well above the state's average, which is $204,526 (at the time of publication), according to Zillow.
Kansas

Mission Hills is a suburb of Kansas City. It was designed and laid out in the 1920s by urban planner J.C. Nichols "as part of his extensive Country Club District plan," explains Better Homes and Gardens Real Estate Kansas City Homes.
"Today, Mission Hills is a welcoming, upscale community with multiple historic estate homes and resort-style country clubs," they add.
Kentucky

About a half-hour east of Louisville, Simpsonville's affluence comes from its many horse farms, so million-dollar listings commonly include sprawling ranches.
Louisiana

Unsurprisingly, the most expensive neighborhood in Louisiana is part of New Orleans. Audubon is bordered by its namesake Mississippi River-front park, as well as Magazine Street, the upscale shopping and dining stretch in the Uptown part of the city.
Audubon is often referred to as the University District, as it's where Loyola and Tulane Universities are located.
At the time of publication, real estate listings on Zillow for the neighborhood showed a $5 million, 123-year-old beautifully restored Greek Revival home, as well as a $3.6 million Georgian-style house, complete with a guest house and multiple landscaped gardens.
Maine

For its 2023-2024 ranking of the best small towns to visit in the country, U.S. News & World Report voted Bar Harbor, Maine number one. And for those with the means to do so, the waterfront neighborhood is also a gorgeous place to live, tucked alongside Acadia National Park and full of old-time nautical charm.
It's no wonder Bar Harbor is associated with wealth: It was once where the likes of Joseph Pulitzer and George Vanderbilt "built lavish summer estates, and wealthy families gathered for summers filled with garden and dinner parties, balls and concerts," reported The Wall Street Journal's Mansion Global.
Maryland

Driving through Chevy Chase, Maryland is like stepping into a Norman Rockwell painting—except with much bigger houses.
This Washington, D.C., suburb is home to many prominent politicians; it's also where Geico is headquartered, according to DC Real Estate Mama.
"This suburban haven is immaculately maintained," writes local Compass real estate agentKatrina Abjornson. "The sidewalks are clean, the streets are tree-lined, and the homes are often surrounded by beautifully manicured gardens and flowered walkways."

Massachusetts

The village of Osterville is situated on the southern side of Cape Cod, where the Kennedy family still has a private compound.

Sotheby's adds that Osterville is home to the famous Crosby Yacht Yard, which has been building boats since 1850 and counted JFK among its customers. In addition, this affluent neighborhood boasts two private country clubs.
Michigan

Sitting just across Lake Michigan from Chicago, Lakeside is a beach neighborhood where many wealthy city dwellers have long purchased waterfront summer homes.
Lakeside, along with several other lovely beach towns that make up what's known as Harbor Country, has even been referred to as "The Hamptons of the Midwest" (more on the actual Hamptons to come).
Minnesota

Just 11 miles west of Minneapolis sits the Lake Minnetonka-front neighborhood of Wayzata, the most expensive area in Minnesota.
To give you an idea of what the real estate market looks like here, in July 2022, a 9,000-square-foot estate on its own private peninsula hit the market for $15 million, as Mpls.St.Paul Magazine reported.
Mississippi

Mississippi is one of the poorest states in the U.S., and it's fallen on even harder times since deadly tornadoes hit in March 2023. Therefore, it's not surprising that the state's Oxford neighborhood has the lowest average house price on this list.
Oxford is probably best known as being home to the University of Mississippi, AKA "Ole Miss." In addition, it's "been touted as the 'Cultural Mecca of the South,' evidenced by multiple James Beard Award-winning chefs, unique shopping, and a vivacious atmosphere that can only be found in 'America's Best College Town,'" Kinney Ferris, executive director of Visit Oxford, previously told Best Life.
In this neighborhood, you can find opulent period mansions, as well as a lot of new construction, per a Zillow search at the time of publication.
Missouri

Straddling the Kansas border, Kansas City, Missouri is the state's largest city. It may conjure images of barbecue, jazz, and public fountains—but it's also a hot real estate market.
According to Kansas City Magazine, housing inventory here has been declining since 2020, meaning there's more demand for fewer properties, which is driving up prices.
Montana

If Montana is known for one thing, it's nature, whether it's exploring a national park or a national forest, visiting a ranch, or going skiing in the winter.
So, it's no wonder the city of Bozeman is so popular. It has an entrance to Yellowstone National Park, it's nestled alongside the Rocky Mountains, and it has a bustling, artsy downtown.
But it wasn't Bozeman that made the list of priciest neighborhoods; it was one of its suburbs, Gallatin Gateway. Located on the Gallatin River (famed for fly fishing), this town offers its own set of outdoor adventures—which extend to its rustic real estate.
For example, at the time of publication, many of the mountain-style homes listed on Zillow in the $2-$3 million range sit on several lakefront acres—one luxurious log cabin even has a chandelier made of moose antlers!
Nebraska

Located halfway between Nebraska's two largest cities—Lincoln and Omaha—Ashland is an upscale commuter neighborhood.
To put its $884,209 average house price in perspective, according to Zillow, the average Nebraska home value is more than $600,000 lower.
Nevada

This Nevada neighborhood is situated on the eastern shore of Lake Tahoe, one of the Southwest's most exclusive vacation destinations. In Glenbrook, you can expect to find super luxurious ski chalets that are outfitted for summer or winter living.
At the time of publication, Sotheby's International Realty held a listing for a $35 million property in Glenbrook. According to the listing, it "includes a sprawling 6-bedroom main house, a waterside beach house, a 2-bedroom guest house and quaint office cabin."
"The gated entry ensures privacy and the lake amenities are of the best in all of Lake Tahoe including: private pier, breakwater with nested dock, 2 buoys, jet ski dock, expansive sandy beach, 156' of lake frontage, lakeside hot tub and massive sun deck atop the beach house," it goes on.
And last year, a home with a private beach listed for a whopping $100 million, per The Wall Street Journal.
New Hampshire

New Hampshire has only 18 miles of Atlantic Ocean shoreline. The neighborhood of North Hampton is one of the few on the waterfront and it's dotted with "Victorian, Edwardian, and contemporary million-dollar oceanfront estates and homes," according to Carey & Giampa Realtors.
New Jersey

If you've ever watched The Real Housewives of New Jersey, you've seen the over-the-top mansions the ladies live in. And while none of them reside in Alpine, their mega-mansions are spread out around this North Jersey area (just to give you an idea).
Located on the state's famous Palisades, a stretch of rocky bluff directly across the Hudson River from Manhattan, Alpine is, more often than not, ranked as the priciest zip code in the state—and it's also the most expensive neighborhood.
According to The Hoboken Girl, "Many celebrities call this small town, with a population of less than 2,000, home ... Residents include rappers Lil Kim, Ja Rule, Rev Run, musician Stevie Wonder, and comedians Chris Rock and Tracy Morgan."

New Mexico

New Mexico's average home value is roughly $284,000, per Zillow, which puts this neighborhood nearly $1.6 million above that.
A suburb of Albuquerque proper (New Mexico's largest city), Los Ranchos de Albuquerque offers a mix of six-figure Pueblo-style homes and more modern residences in the seven-figure range, according to a Zillow search at the time of publication.
New York

Surprisingly, New York's most expensive neighborhood is not found in Manhattan, but rather in the Hamptons, the seaside stretch of Long Island that's long been the ritzy summer getaway for wealthy city dwellers.
Southampton Village, which is also the country's eighth priciest neighborhood, is considered by many to be the quintessential Hamptons spot, complete with high-end restaurants, an old-timey main street, and, of course, gorgeous beaches.
And Sagaponack, just a bit east of Southampton, is the ninth priciest neighborhood in the U.S. with an average house price of $16 million. In addition to its nautical charms, Sagaponack is home to Wölffer Estate, the vineyard famous for its rosé wine.
North Carolina

You've probably heard of Asheville, the artsy and historic Blue Ridge Mountain town. But the state's priciest neighborhood is actually another Western North Carolina mountain town.
Linville is best known for the Linville Gorge, garnering this spot the nickname "Grand Canyon of the East," according to Between the Falls. It affords its residents stunning mountaintop views, which is part of the reason why, last year, an incredible lodge estate hit the market for nearly $30 million.
North Dakota

Horace Mann is a neighborhood in the city of Fargo. It has the third-lowest average house price on this list, but it's still well above North Dakota's average price of $244,741, per Zillow.
Ohio

Average house price: $1,363,142
Mount Adams is a historic neighborhood "nestled high above downtown Cincinnati and the beautiful Ohio River," according to the Mount Adams Civic Association.
"[It] offers beautiful views of downtown and Northern Kentucky, a nineteenth-century European mountain village look and a slightly askew, fun, real community ambiance," they add.
As for the real estate, it's mostly townhouses, both historic and new construction.
Oklahoma

Average house price: $1,323,323
Nichols Hills is an affluent suburb of Oklahoma City. The neighborhood has seen stiff competition in the luxury market in recent years, as The Journal Record detailed in a Feb. 2023 article.
Local realtor Anne Wilson told the news outlet that the area's "price ranges and cost of living are so much lower" than the rest of the country, which makes it a desirable market.
Oregon

"The Forest Highlands neighborhood is at the Northern part of Lake Oswego. [It's] known for open spaces and large estates," according to the Oswego Real Estate Group.
At the time of publication, their listings included a $6.5 million "chateau" and a $3.4 million historic English-style mansion.
Pennsylvania

This Eastern Pennsylvania neighborhood is best known for its namesake university, but it's also chock full of Tudor-style stone mansions set on sprawling properties.
Its commutable distance to Philadelphia (roughly a half hour by car or train) also makes Villanova desirable. And by comparison, Philly's priciest neighborhood, Chestnut Hill, sees homes sell for an average of $1.6 million.
Rhode Island

Known for its postcard-worthy shorelines, Block Island is just seven miles long and three miles wide, according to the Block Island Tourism Council.
And New Shoreham—"the smallest town in the smallest state"—is its only residential area, with just 1,000 year-round residents. So, you can imagine the demand for homes on this exclusive New England island.
South Carolina

"Sullivan’s Island is a two-and-a-half-mile long barrier island near the entrance of the Charleston Harbor," says the Town of Sullivan's Island. "It is home to a little over 2,000 residents in half as many households."
The relaxed Southern neighborhood is so in-demand, that as of early April 2023, it had already seen its third multi-million-dollar home sale of the year, per The Post and Courier.

"Named for its prime perch overlooking downtown, Highland Park may be Dallas' most desirable home base," Compass explains. "Its hedge-lined streets, top-notch schools, and bounty of glamorous shops epitomize the ease of Park Cities living."
Interestingly, though, it's Houston that is the state's priciest city, and its Hunters Creek Village neighborhood is the most expensive, with homes averaging $4.6 million, per the CashNet USA report.
Utah

Arguably the most outdoorsy location on this list is South Park, Wyoming. It borders the 3.4-million-acre Bridger-Teton National Forest and is just below Grand Teton National Park. Yellowstone National Park is also only 64 miles north, and even closer is skiing destination Jackson Hole
But perhaps what drives South Park's real estate up the most is that only two percent of land in Teton County is available for residential development. According to Live Water Jackson Hole real estate, "97 percent of the land ... is federally owned or managed by the state."
